How it works

  1. Tell me about your home. Fill in the form above or call me with the address and a few details: bedrooms, bathrooms and any recent renovations.

  2. I look at it in person, or from the desk. If you'd like, I'll come and see the property. If you just want a guide, I can prepare a desktop appraisal from the sales data.

  3. You get it in writing. Your appraisal booklet sets out the estimated price, the sales it's based on, and how I'd suggest you sell.

There's no cost and no obligation.

Appraisal or registered valuation?

They sound alike but they're different things.

An appraisal is a real estate agent's estimate of what your home is likely to sell for on the open market right now. It's based on recent and comparable sales near you. Mine are free.

A registered valuation is a formal report written by a registered valuer. Banks and lawyers ask for one for things like lending, refinancing, relationship property and some legal matters. Registered valuers charge for them, and I don't provide them.

Your council rating valuation (the RV on your rates bill) is different again. The council sets it for rating purposes, and it isn't an estimate of what your home would sell for today.

If you're thinking about selling, or just want to know what the market would pay, an appraisal is what you need. If your bank or lawyer has asked for a valuation, you need a registered valuer.

Common questions

Is the appraisal really free?

Yes. There's no charge, and you don't have to list with me.

Do I have to be ready to sell?

No. You can ask for an appraisal at any time, whether you're selling soon or just want to know where you stand.

How do you work out the price?

From what similar homes near you have actually sold for, adjusted for the differences between them and yours: size, condition, land, location and any recent work. The sales I've used are in the appraisal, so you can see how I got there.

Can you do it without visiting?

Yes, I can prepare a desktop appraisal from the sales data.

Is this the same as a bank valuation?

No. Banks usually ask for a registered valuation from a registered valuer, which I don't provide.
