Christchurch City figures from the REINZ Monthly Property Report, August 2026, published 15 September 2026. OCR from the Reserve Bank. September data is released mid-October.

The median is up 3.3 percent on July and 0.7 percent on a year ago, while sales are down 8.6 percent.

What this means if you are selling

Buyers are paying close to what they paid a year ago, so price to recent sales in your own street and not to 2021. Across Canterbury a home took a median 44 days to sell in August, six days longer than the ten year average for August, so plan on roughly six to seven weeks and be ready to move on price early if the first fortnight is quiet.

What this means if you are buying

609 homes sold in Christchurch City in August, down 8.6 percent on the same month last year, and Canterbury was carrying 15 weeks of unsold stock, two weeks more than a year ago. Nothing is moving fast, so there is time to look properly and get a builder through. The OCR rose to 2.75 percent on 2 September, the second rise since July, so your pre-approval may stretch less far than it did in June.

How to read these numbers

Median, not average
Half of the homes sold above $691,000 and half sold below it. One very large sale does not move it.
The city is not your suburb
Christchurch City runs from Fendalton to Aranui and takes in Banks Peninsula. It also excludes Selwyn and Waimakariri, so Rolleston and Rangiora are not in this number.
One month is not a trend
A single month swings on which homes happened to sell. The median was $669,000 in July and $686,000 a year ago. Look at three months or more.
These figures get revised
REINZ updates each month's numbers as late sales are recorded. The figures here are its most recent published version, not the first release.
